Job Summary

Performs a variety of skilled carpentry, plumbing, electrical, locksmith, painting, and HVAC repairs at Scott County facilities. Maintains facility interiors and exteriors and keeps buildings and equipment running properly to ensure safe and effective environments. Performs preventive and corrective maintenance on buildings, equipment, and grounds as needed

Job Description

ESSENTIAL DUTIES

  • Operates, repairs, and maintains the HVAC systems including boiler, chillers, air handlers, and computerized climate control systems.

  • Makes minor electrical repairs, HVAC, and plumbing repairs.

  • Uses conflict resolution skills to provide excellent customer service to internal and external customers. May use de-escalation skills to calm upset customers.

  • Receives and inputs information and closes out tasks through an automated work order system.

  • Uses time management skills to prioritize work orders and tasks to manage time efficiently. 

  • Cleans, paints, repairs, and maintains interiors and exteriors of buildings.  

  • Inspects buildings and grounds to determine nature and extent of repairs required.

  • Maintains and makes repairs to the jail kitchen and laundry facilities.

  • Performs snow removal activities and maintenance of grounds, including sprinkler system and landscaping.

  • Performs light remodeling, repairs to sheet rock, tile, etc.; assembles office units and spaces; performs painting, staining, and creates special woodworking projects as needed; rearranges desks, files, furniture, and other office items.

  • Operates, repairs, and tests all safety and emergency equipment.

  • Performs a variety of metal work for repair and maintenance of vehicles and equipment as well as special projects.

  • Contacts vendors to order parts, supplies, and equipment.

  • Serves on-call for one-week long, 24/7 shifts, on a rotational basis responding to facility and grounds related issues and emergencies and being able to reach the facility/ground destination within 40 minutes of the call.

  • Ensures all walkways and stairways are free of obstructions, trip hazards, snow, ice, etc.

  • Works the hours and/or shifts assigned and begins and ends work on time.

  • Performs other related duties as required or assigned.


MINIMUM QUALIFICATIONS
Requires equivalent of high school graduation and four years of skilled maintenance work related to the upkeep of buildings and grounds. Candidate must possess of a valid driver's license, have a reliable form of transportation for the performance of work responsibilities is required and have the physical ability to perform a wide variety of manual tasks. Two additional years of experience in the workforce may substitute for high school diploma/GED. One must obtain a MN Special Engineer boiler operator's license within the first 60 days of employment and be able to obtain a MN Second Class C Boiler Operator's License within 13 months of obtaining the MN Special Engineer boiler operator's license. A pre-employment physical is required.

PREFERRED QUALIFICATION(S)

Preference given for applicants who are Registered Unlicensed Electricians or those with a MN Special Engineer boiler operator's license.

SUPERVISORY CONTROLS
The employee is under general supervision from the Facilities Operations Manager and may get guidance from a Maintenance Worker III. Employee reports status of assignments and problems to supervisors on an ongoing basis. Work is reviewed in progress, upon completion of projects, and through regular reviews.

Ability to perform physical tasks on a regular basis, including but not limited to; moderate to heavy lifting, twisting, reaching, carrying, kneeling, climbing ladders, pushing and pulling objects.

Ability to use mobile applications and enter information in a live environment.

Ability to include parts and parts ordering on work orders.

Ability to use MS Office software for the performance of essential duties.

Ability to utilize asset management software fluently.

Ability to keep workspaces clean and organized.

Ability to multi-task and be flexible with work orders and assignments.


WORK ENVIRONMENT AND PHYSICAL DEMANDS
Typical characteristics of the regular, ongoing work environment of this position requires 40 hours of physically intensive work in, outside, and around buildings and grounds. The position includes on-call work to address special circumstances, situations, and business needs requiring skilled maintenance. The work environment includes regular exposure to hazards, including heat and cold exposure, noise, boiler chemicals, cleaning solvents, electrical voltage, heights, dust exposure, working around and operating moving equipment, and traversing treacherous surfaces while carrying equipment.

Physical activities include medium work: Reaching, sitting, standing, walking, climbing, pushing, lifting, pulling, twisting, fingering, grasping, feeling, talking, hearing, seeing, and repetitive motions. Lifts and/or navigates up to 75 pounds on a routine basis in handling equipment necessary for performing the essential duties of the job.  Work can be performed in confined quarters and includes shoveling, climbing ladders, climbing stairs, working on the roof, etc.
