Job Summary
Performs a variety of skilled carpentry, plumbing, electrical, locksmith, painting, and HVAC repairs at Scott County facilities. Maintains facility interiors and exteriors and keeps buildings and equipment running properly to ensure safe and effective environments. Performs preventive and corrective maintenance on buildings, equipment, and grounds as needed. Assist management with capital planning, operational procedures and provide facility operations guidance to maintenance worker II and Program Specialist positions.
Job Description
ESSENTIAL DUTIES
- Operates, repairs, and maintains the HVAC systems including boilers, chillers, air handlers, and computerized climate control systems.
- Makes minor electrical, HVAC, and plumbing repairs.
- Receives and inputs information and closes out tasks through an automated work order system
- Cleans, paints, repairs, and maintains interiors and exteriors of buildings.
- Inspect buildings and grounds to determine nature and extent of repairs required.
- Maintains and makes repairs to the jail kitchen and laundry facilities.
- Performs snow removal activities and maintenance of grounds, including sprinkler system and landscaping.
- Performs light remodeling, repairs to sheet rock, tile, etc.; assembles office units and spaces; performs painting, staining, and creates special woodworking projects as needed; rearranges desks, files, furniture, and other office items.
- Operates, repairs, and tests all safety and emergency equipment.
- Performs a variety of metal work for repair and maintenance of vehicles and equipment as well as special projects
- Contacts vendors to order parts, supplies, and equipment.
- Serves on-call for one-week long, 24/7 shifts, on a rotational basis responding to facility and grounds related issues and emergencies and being able to reach the facility/ground destination within 40 minutes of the call.
- Ensure all walkways and stairways are free of obstructions, trip hazards, snow, ice, etc.
- Advises supervisors and management with complex solutions regarding building maintenance, repairs, planning, and resource assignments.
- Contacts service providers to perform warranty work and service repairs
- Works with contractors and providers on county initiatives and projects
- Trains new employees in processes and procedures
- Provides guidance on policy and procedures for new equipment and maintenance
- Works with Project Manager on equipment specifications and systems requirements. Interpret and follow all local and state requirements regarding facility maintenance and equipment.

- Completes special projects assigned.
- Operates, troubleshoots, and conducts repairs on specialty equipment such as burn towers, hydrant water systems, and shooting range equipment.
- Advise management on capital replacement and operational projects as required
- Organizes, plans, and prepares training equipment and spaces for the daily scheduled facility user groups.
- Assists and guides Maintenance Worker II employees working on projects that require higher skill sets.
- Completes tasks independently with minimal supervision.
- Guides Maintenance Worker II and Program Specialist on projects as a resource for information regarding work assignments and project management.
- Assists management with cost negotiations with vendors and pricing structures.
- Uses conflict resolution skills to provide excellent customer service to internal and external customers. May use de-escalation skills to calm upset customers.
- Uses time management skills to prioritize work orders and tasks to manage time efficiently.
- Keeps current on all codes relevant to job requirements and essential duties.
- Schedules testing and repair of emergency back-up, life, and fire safety equipment to meet building inspection standards.
- Schedules the start-up and shut-down of all seasonal equipment to include fire tower, irrigation systems, snow removal equipment, lawn maintenance equipment, etc.
- Provide guidance to Maintenance worker II.
- To monitor software for reports and alarms and provide guidance to Maintenance Worker II for corrections and repairs and modify systems.
- Works the hours and/or shifts assigned and begins and ends work on time.
- Performs other related duties as assigned.
MINIMUM QUALIFICATIONS
Requires equivalency of high school graduation, one year of related vocational training from an accredited technical school, minimum of a MN Second Class C Boiler Operator's License, and four years of skilled maintenance work in connection with the upkeep of building and grounds. Must possess and maintain a registered unlicensed electrician license through the State of Minnesota. One must possess a valid driver's license, reliable form of transportation for the performance of work responsibilities and have the physical ability to perform a wide variety of manual tasks. A pre-employment physical is required.
SUPERVISORY CONTROLS
The employee is under general supervision from the Facilities Operations Manager. Employee reports status of assignments and problems to supervisor on an ongoing basis. Work is reviewed in progress, upon completion of projects and through regular reviews.
Employees of this class provide work advice to other Maintenance Workers, contractors, and vendors regarding to the performance of their tasks.

WORK ENVIRONMENT AND PHYSICAL DEMANDS
Typical characteristics of the regular, ongoing work environment of this position requires 40 hours of physically intensive work in, outside, and around buildings and grounds. The position includes on-call work to address special circumstances, situations, and business needs requiring skilled maintenance. The work environment includes regular exposure to hazards, including heat and cold exposure, noise, boiler chemicals, cleaning solvents, electrical voltage, heights, dust exposure, working around and operating moving equipment, and traversing treacherous surfaces while carrying equipment.
Physical activities include medium work: Reaching, sitting, standing, walking, climbing, pushing, lifting, pulling, twisting, fingering, grasping, feeling, talking, hearing, seeing, and repetitive motions. Lifts and/or navigates up to 75 pounds on a routine basis in handling equipment necessary for performing the essential duties of the job. Work can be performed in confined quarters and includes shoveling, climbing ladders, climbing stairs, working on the roof, etc.
